SITE ANALYSIS & CONTEXT
The site is located in an already fairly dense neighborhood. It is at around 10min walking distance to Queensgate Shopping Mall, Waterloo station, supermarket, restaurants and cafes, Dowse museum, public open space, and gym. Although the site is zoned as general residential, However, the nearby neighboring site is zoned as medium density residential development facilitated by zone provisions and supported by transport networks, community facilities, and infrastructure of surrounding environment.
Therefore, it is in an area that is appropriate for medium density housing, and based on the analysis of surrounding built environment, the proposal identify positive subdivision to respond to surrounding environment.
The predominant character of the surrounding neighborhood is the mixture of the single storey or two storey building with timber weatherboard, bricks, plaster, and other common wall claddings with mainly Gable or hipped roofs are a strong visual character in the street, and the roofs are generally profiled steel or tiles.
PROPOSED DESIGN CONCEPT
The massing of the development are similar or smaller scale to the surrounding properties, and no more than two storeys high. The proposal carefully manages effects of proposed development within the site and avoid or minimize/mitigate any effects on privacy and amenity.
All buildings are located at a good distance away from west and east boundaries, and between proposed dwellings to avoid overshadowing onto adjoining private yards. Along the streetscape, provide building form with gable shaped roof, and determine fence height and boundary set-backs to contribute positively to streetscape character and controls. Clear separating dwellings with varies of size, height and building form setbacks reflecting the variation of house size in the neighborhood, and offering a sense of openness and independence
Each dwelling is designed with living and majority bedroom spaces that are oriented towards north to capture the maximum amount of natural sunlight throughout the day. All dwellings have north facing private yards that are accessible from the main living spaces located on the ground floor, and designed to provide quality outdoor entertainment spaces, and will be landscaped with grass & plants.
Trees located on the West & east boundaries to provide a buffer to neighboring properties, define site boundaries and soften the view of the house from adjacent neighbors.
