Residential Alteration in Lower Hutt

RESIDENTIAL ADDITION & ALTERATION

Renovation of an existing 1940s house in the neighbourhood of Woburn. This existing two bedrooms weatherboard dwelling is in its original condition since constructed in 1940s and extended in 1950s, such as building envelops and lack of adequate insulations.

Project brief is to improve its functionality, inhabitation, sustainability, and indoor-outdoor flow to meet modern standards and lifestyle while the proposed design preserves heritage aspects of house. Future-proof & child-proof to suit family growth for a young couple with infant and provide home-office for the owners’ professional practice.

Overall the finished design is as practical as possible considering the age of the existing building and the budget. The programmatic enhancement including relocating stairwell & kitchen, demolition of existing partition walls, and relocate internal doors, to transform to 3 bedrooms, a office/ 4th bedroom, open-plan living, dining and kitchen, two bathrooms, a toilet, internal laundry, and larger walk-in wardrobe. This reconfiguration offers a flexible ways of using spaces.

The philosophy to this particular project is to emphasise a contrast between the old bungalow, simultaneously creating a new modern living space and industrial atmosphere with both expansive, light-filled open spaces. Therefore the “common” space will be relined with new gib lining and painted with retro/contemporary colours with the inspiration by one of the greatest modern architect. Structurally the proposed design preserving the existing structures as much as possible.

Externally, the major upgrade is to replace existing cement roof tiles to Colorsteel roofing with new purlins. As Indoor/Outdoor flow, two new french doors and the new deck open up the house to the big side yard, with enclosed envelope, offers the owner ease of mind to allow their young child safely place outside. A second deck has been constructed to the backyard, which provide an different outdoor entertainment space, functioning as a secured play area for young children as well.

In terms of sustainability, all exterior walls, underfloor and ceiling will be insulated to up-to-date products. Furthermore skylights installed to kitchen, stairwell and shower & bath alcove to allow daylight and sunlight penetration and provide both heating and ventilation.
